Avimor is a large master-planned foothill community (a census-designated place, 1,255 residents in the 2020 census) on the northern edge of Ada County — about 15 miles north of Boise and 8 miles northeast of Eagle, just west of SH-55. The community sits on nearly 23,000 acres of foothills land (currently entitled as an 840-acre master-planned community, with 22,000+ additional acres reserved for future expansion). Its pitch is trails-and-village living: over 100 miles of trails, 13 community parks, a community center with athletic fields, a K-12 academy, and a Village Center with ~175,000 sq ft of planned mixed-use commercial (retail, office, and a 12,000 sq ft community center). When complete, it is planned as a series of villages and hamlets connected by pathways.
