About Fleming Island
Fleming Island is a large unincorporated CDP in northeastern Clay County, about 29,142 residents at the 2020 census (up from 27,126 in 2010). Its heritage dates to the 1760s, when George Fleming received a Spanish land grant for his military service; the island developed into a Jacksonville bedroom community in the late 1990s and got its own ZIP code, 32003, in 2004. True to its name, it is bordered by water or wetlands on all sides: the St. Johns River to the east, Doctors Lake to the north, Black Creek to the south, and Swimming Pen Creek to the west. Housing is newer suburban — planned neighborhoods, waterfront and lakefront homes — and it is consistently one of Clay County's most areas.
